Choose fall heating tune-up, spring cooling tune-up, or our annual plan covering both. We schedule around your availability.

Heating Tune-Up (Fall)

Full boiler or furnace inspection — combustion analysis, heat exchanger check, flue inspection, burner cleaning, safety controls test, filter swap.

Cooling Tune-Up (Spring)

Full AC or heat pump inspection — refrigerant check, coil cleaning, capacitor and electrical test, airflow verification, thermostat calibration.

What does a heating tune-up include?

Our heating tune-up covers combustion analysis, heat exchanger inspection, flue and venting check, burner cleaning, zone valve and circulator inspection, safety controls test, and filter replacement. For boilers we also check system pressure and expansion tank.

What does a cooling tune-up include?

Refrigerant level check, condenser and evaporator coil cleaning, capacitor and electrical connections test, drain line flush, filter replacement, airflow verification, and thermostat calibration.

Does regular maintenance void my warranty?

No — most manufacturer warranties actually require documented annual professional maintenance. Skipping service is what voids warranties, not getting them done.

Can I add a plan for an older system?

Yes. We offer plans for systems of any age. For older equipment, we'll give you an honest assessment of remaining useful life so you can plan ahead rather than get surprised.
